Since 2020, Newmark Ciminelli has served Western New York as an alliance between local powerhouse Ciminelli Real Estate Corporation and Newmark Group, a world leader in commercial real estate. Its brokerage services combine the local expertise of Ciminelli with the global reach and insights of Newmark.
“Tenant representation is a big part of what happens in this relationship,” says Tim Malchow, assistant vice president at Newmark Ciminelli. “There might be somebody in Newmark’s Chicago, New York, or Boston office and they’ve got a client looking for a new space in Buffalo. Newmark has long-term client relationships around the world, but boots on the ground support in Buffalo.”
Newmark’s vast connections and cutting-edge analytics can also be leveraged to assist Western New York clients.
“We have the benefit of getting national and international market knowledge of trends,” says Newmark Ciminelli Managing Director Ed McGinn. “We can see what's happening nationally and in some of the larger cities before it starts to take hold in Buffalo.”
As the return-to-office shift accelerated, Newmark Ciminelli knew what companies and their workers would want.
“We always talk about the flight to quality,” adds McGinn, who is also a licensed associate real estate broker and certified commercial investment member. “Flight to quality basically means that employers are looking for better work conditions because employee retention is important. Employers really focused on retention have done it effectively by locating within buildings that are nice places to come to work: close parking, maybe a restaurant or a fitness center, a nearby bank—something more to offer than an office, where you’re sitting with no windows and a brown bag lunch.”
Several projects by Newmark Ciminelli have received regional CoStar Impact Awards, which recognize exemplary commercial real estate projects and transactions and are judged by industry professionals. These include the 2024 winner for commercial development of the year, the Roswell Park Scott Bieler Amherst Center, and Oxford Pennant’s tenancy at 775 Seneca St. in the Larkinville neighborhood, which was just announced as the 2026 CoStar Impact Award winner for lease of the year.
“We love being part of a deal with a company that has such a great Buffalo story,” says Malchow, who is also a licensed associate real estate broker and certified commercial investment member. “They're such great folks, and Oxford Pennant has really built an amazing brand. They ended up in a really cool space.”
The site includes part of the former J.G. Langner & Co. Wholesale and Retail Grocers complex, built around 1890, which is allowing Oxford Pennant to expand operations.
“Tim and I started over twenty years ago, and we could see everything from a developer's perspective,” says McGinn. “Having property management in-house, having construction in-house, having asset management all in-house. We're able to provide a full set of skills that most brokerage houses can't provide.”
