Rosal Homes Eagle Chase community in Wheatfield continues to grow

Named for Mike DiMatteo’s grandparents, Rose and Al, Rosal Homes continues its 60+ year tradition as it closes out Phase 1 and enters Phase 2 of its Eagle Chase community in Wheatfield.

Located off Lockport Road near the Nash Road intersection, the 2,163 square foot model home at 3310 Colleen Terrace is finished and ready for a new family looking to live in Wheatfield.

Set back off the road, the three bedroom, 2.5 bath home has a farmhouse feel, complete with a covered front porch that is big enough to accommodate seating.

While just minutes away from Niagara Falls Boulevard, the country like setting provides ample space for kids to play, including a big backyard that backs up to farmland. And because there are no through streets, traffic is minimal.

Done with gray siding, sharp white trim, black shutters and architectural roof shingles, guests enter the front door, while the family can utilize the two-car garage the opens into a generous hall for unloading groceries, sports equipment and more.

Down to the right is a large first floor laundry room with a utility sink, making it easy to take items directly to be washed, versus tracking them through the house. A half bath services the first floor is located in this hall too.

To the left of the garage entrance is the kitchen done with white cabinets and gray/white granite countertops. A large sink looks out over the backyard.

A work island sits in the middle of the sink, stove and refrigerator, make cooking easy and efficient. Rosal leaves the choice of appliances up to the customer. They can install gas or electric, whichever is preferred.

DiMatteo notes that some people use this room as another sitting area, a TV area or den. The space is flexible depending on the homeowners’ needs.

The dinette area features double sliding doors that exit to the backyard. Open to this area is the living room, with a decorative gas fireplace, done with a sharp white mantle and tile. Two large windows flank the fireplace. The living room area is carpeted.

Carpeted hardwood stairs stained to match the tile floor lead to the three bedrooms upstairs. The generous master bedroom faces the street, and has a tray ceiling as well as a large walk-in closet. The master bath has a large a walk-in shower with glass doors and stylish white/gray tile with a sharp dark gray tile accent on the main wall, and Corian countertops.

Two secondary bedrooms are a good size for a growing family, including a room with a darling reading nook ready for a bean bag chair or desk.The bedrooms are serviced by another full bath, this one with a tub/shower arrangement.

Located at the end of the hall, is an unfinished bonus room above the garage. The room is extra large and could be used for simply storage, or to finish as a home office, playroom or even an artist’s studio.

Rosal uses large Andersen windows throughout the home, which bring in plenty of light.

“We want the house to be bright, no matter what time of day it is,” said DiMatteo, who also notes the basement could be finished as well. There is an egress window and Rosal locates the high-efficiency furnace and central air conditioning units off to the side, leaving the main footprint of the house open and ready to be finished if necessary.

Normally priced at $367,500, the model home at 3310 Colleen Terrace is specially priced at $359,500. Rosal has nine lots remaining in this phase of Eagle Chase before it begins its next phase.
