Homebuilder Essex Homes has completed the third phase of its newest luxury patio home project in Clarence, as it prepares to move into the final stage of the development.
The developer has added 22 lots to the existing Essex Greens at Waterford project, including five that are currently under contract and under construction. That added another $10 million to the overall cost to date, on top of the $12.2 million that Essex spent so far.
When fully completed, the development will feature 108 patio homes in a community that company officials say was designed to appeal to empty-nesters and homeowners nearing retirement. It's located near Transit Road off Dana Marie Parkway near Shimerville and Roll roads, near a 35-acre protected conservation area.
The development offers five ranch-style home designs ranging from 1,600 to more than 3,000 square feet, with first-floor master suites, additional expansions and optional second floors in four of the five designs.
Prices start in the mid-$300,000 range. The project received condominium status in early 2014. That means homeowners pay lower taxes and have a homeowners' association that offers landscaping, lawn maintenance, trash removal and monthly water services for a $195 monthly fee.
