Developer's mixed-use project near Clarence High School gets green light

A developer plans to start work this winter on a walkable community of apartments and retail shops on the site of the former Fountain Court Motel in Clarence.

Stephen Development's proposal to build at 9560 Main St., at Gunnville Road across from Clarence High School, received approval from the town Planning Board last week.

The company bought the 7.4-acre site in 2011 and razed the motel this summer.

In its place, Stephen Development plans to construct one building, with 18,000 square feet of retail space on the first floor and 14 luxury apartments on the second floor, and a second, two-story building with 10 townhouse-style apartments.

President Paul Stephen said he expects seven to eight retailers to fill the first building and he expects to complete both in spring 2019. The estimated cost of the "Main Center of Clarence" project is $4.5 million to $5 million.
