Ellicott Development’s 301 Ohio Street apartments sit along the Buffalo River in the heart of downtown

Who isn’t impressed with new emerging Buffalo? A prime example is the new 301 Ohio Street, a multi-use building constructed by Ellicott Development. Commercial space occupies floors 1 and 2 and the apartments are located on floors 3-5 of the five story building.

The mixed-use 301 Ohio sits along the Buffalo River in close proximity to the grain silos, and the building’s exterior was designed specifically with the silos in mind. The exterior is a combination of corten steel (uncoated steel that weathers out and rusts), cumaru wood planks, galvanized corrugated metal siding, and cement board paneling, giving the building a unique industrial but modern appearance.

“The exterior materials were selected to complement the industrial nature of the surrounding area,” said Tom Fox, Director of Development at Ellicott Development, “They closely resemble what you’d see on the grain silos and elevators.”

“The redevelopment of the Ohio Street corridor and Buffalo River is an exciting transformation from an earlier industrial era that was the foundation of our city’s growth,” he added. “The location is ideal with convenient access into downtown and to the waterfront which is one of Buffalo’s greatest assets.”

Inside the apartments, industrial-chic continues in the one and two bedroom apartments which come in a total of 4 different layouts (available for viewing on The two-bedroom layouts differ in placement of the bedrooms. Layouts 1 and 4 put the bedrooms next to each other, while Layout 2 aligns them on either side of the living room/kitchen area. Layout 3 is the single bedroom plan.


Despite the differing layouts, each apartment has lovely open plan that allows for bright interiors and offers a personal balcony with outstanding riverside views.

The kitchen and living spaces are combined into one area with a bistro style kitchen that includes an island with seating. Currently painted blue to give the room a fun pop of color, islands can be painted upon tenant’s request.

The custom cabinets installed in each apartment are wood with custom tile backsplashes. The countertops are quartz and the stainless steel appliances — stove, refrigerator, and dishwasher — are built-in.

Flooring includes luxury vinyl tile throughout, with carpeting in the bedrooms. In the bathrooms, porcelain tile baths have dual sinks along with a tub and shower combination. There is no shortage of storage in the apartment units, as they include plenty of pantry space in the kitchen, a linen closet in the bathroom, and walk-in closets that vary with apartment configurations and layouts.

All units in 301 Ohio have air conditioning, and utilities included are water and trash. Ellicott Development offers tenants 24/7 service for maintenance issues, free parking (one space designated per bedroom in apartment unit), and always welcomes pets as tenants with proof of renters’ insurance.

While office space occupies the second level, and in the future there are plans for a restaurant on the first floor, Ellicott Development values tenant safety, so key fobs/buzz-in entry are the only way to access the apartment levels.

Also on the horizon, 301 Ohio will be installing transient boat docks and a floating boardwalk.
