Marrano introduces a new design this weekend in West Seneca’s Princeton South community

Located at 14 Vista Court in West Seneca, Marrano will introduce a brand new home design in the Princeton South community in West Seneca this weekend.

“A new model takes about a year and a half to come together,” said John Manns, executive vice president of sales and marketing for Marrano. “Our designers take elements from our best floorplans and ‘wish list’ items from homeowners to create a new layout,” he said.

This weekend is the first time the new floorplan will be shown.

While the new design was created with a family in mind, the two-story home with four bedrooms, two and a half baths (2,421 square feet) would work for just about any lifestyle.

Those who desire an open floorplan for entertaining or a parent who simply wants a way to keep an eye on the kids while cooking dinner will find the new design as functional as it is beautiful.

Central to the home is the gourmet kitchen with a large island that includes seating. Storage includes a large pantry near the stove and lots of gorgeous two-toned cream cabinets that are elegant as well as functional. Granite countertops are standard in Marrano homes.

A nearby front room has many uses. It could be a formal dining room, a home office or even a lovely sitting area that looks out onto the street.

The kitchen is open to a carpeted living room with a cozy fireplace that features a handsome stained oak mantle. A discreet staircase to the bedrooms is located off the living room.

The master bedroom has its own bath with a beautiful ceramic tile walk-in shower and dual sink vanity. A large walk in closet is also part of the master suite.

Three nice-sized bedrooms are serviced by another full bath. Also on the second floor is a handy laundry room and what Marrano calls a “hobby room” — an area that can be put to use however the owners need.

“Buyers are always asking for a flex space to do hobbies in or a central computer area, so we’ve added a right-sized hobby room to the second floor,” said Manns.

Another key space of the home is the handy mud room directly off the two-car garage. It has a built-in closet, cubbies and bench seating. The convenient location near the basement door means less trekking through the house with items headed below.

The home incorporates a modern farmhouse theme into its color palette.

In what Marrano calls “greige” — blended shades of gray and beige — the palette gives the home a lovely, classic look and feel.

The model also features upgraded hardwood flooring throughout and nice touches like modern pendant lighting over the kitchen island, an English walnut stained front entry door and a lovely covered front porch that’s ready for some outdoor seating.

The Princeton South grand opening celebration is Saturday and Sunday from 1 to 5 p.m. Reached by taking Fisher Road to Clearview Drive to Vista Court, the area has a rural feel. There is convenient access to the surrounding townships, the nearby NYS Thruway and downtown Buffalo.

Another model at 26 Vista Court will be open Monday-Wednesday from 1 to 5 p.m.
