Benderson buys two former BAC clubs

Two former Buffalo Athletic Club locations in the suburbs that had been acquired and then closed by L.A. Fitness have now been sold to Benderson Development Co.

Benderson, through Undev LLC, paid $1.45 million to buy the two club buildings at 4687 Transit Rd. in Clarence and 1185 Niagara Falls Blvd. in Amherst from Fitness International LLC. Both were formerly BAC locations that L.A. Fitness decided not to keep after it bought most of the Buffalo-based company's clubs.

Benderson has been in discussions with a few prospective users but no commitments are in place, according to Eric Recoon, vice president of development and leasing for the company. The purchase was opportunity driven and is simply "good real estate," Recoon said.

The sites' proximity to major malls would be attractive to the major developer, with its extensive retail real estate holdings and industry relationships.

The Transit Road site is a 29,344-square-foot freestanding building that sits on almost one acre directly adjacent to the arterial around the Eastern Hills Mall. Built in 1990, it has 38 parking spaces of its own, plus access to a shared lot with another 244 spaces. Benderson paid $950,000 for it.

The Niagara Falls property, built in 1978 with 27,568 square feet, sits on a 0.58-acre lot and is adjacent to the rear of Boulevard Mall.
