Lowdown: Ellicott Development Co. is nearing completion on the transformation of the former Cantalician Center for Learning building in Amherst into a blend of apartments and office space, expected to open in September.
The Buffalo-based developer spent $5.66 million to convert the three-story, 63,000-square-foot educational facility at 1350 Eggert Road into a mixed-use project anchored by 27 apartments, with a combination of one-bedroom, two-bedroom, three-bedroom loft-style units. The units range in size from 750 square feet to 1,530 square feet, and rent for $1,175 to $2,395.
The project, which sits on 4.1 acres, also includes 4,700 to 6,700 square feet of medical or office space for lease.
The developer has now started pre-leasing the apartments, and interest “has been high” for both the residential units and the commercial space, said Ellicott Director of Development Tom Fox. So far, more than one-third of the residential apartments are leased, but no leases have been finalized on the commercial space, he said.
The former Eggert Road Elementary School had been used by the Cantalician Center but had been vacant for several years until Ellicott bought it for $700,000 and turned its old classrooms into residential units, with a “vintage classic schoolhouse” theme, according to the developer. The apartments feature custom kitchens, stainless steel appliances, slate countertops and porcelain tile baths. Ellicott also restored the original terrazzo floors in the former hallways and the hardwood floors in the gym, and incorporated designer schoolhouse-themed lighting and chalkboards in the millwork.
