Lowdown: Architect-turned-developer Karl Frizlen is completing construction of an 18-unit apartment complex on a former parking lot on Hertel Avenue, filling in a vacant property just west of Starin Avenue.
Frizlen Group is spending $4 million to put up two nine-unit buildings, with two small commercial or retail spaces on the ground floor facing Hertel. The market-rate apartments include 16 two-bedroom and two-bathroom luxury apartments, two handicapped-accessible studio units on the ground floor, along with the 700-square-foot retail storefronts. Monthly rents range from $1,375 to $1,525 for the two-bedroom units, and $600 for the studios, while the storefronts are $1,000 each.
The brick-and-tan-sided buildings also have 16 garage spaces underneath, and use energy-efficient mechanical systems and appliances, low-voltage electrical fixtures with light and motion sensors, low-flow plumbing features, and “daylight harvesting.”
The first of the two buildings is already occupied, while the second will be finished by June 1. Both storefronts are leased, but Frizlen said he could not identify the tenants yet. Completion of those spaces is now being planned.
