Niagara Falls hotel owner wants to add waterpark

NIAGARA FALLS – In an international tourist destination in need of more attractions, the owner of a downtown hotel appears ready to make another addition to its property.

NFNY Hotel Management LLC, owner of the Sheraton at the Falls, is looking to add a waterpark to its Third Street operation, which added a Rainforest Café in June, and has added a Starbucks, T.G.I. Friday’s, arcade and candy shop since buying the property.

Michael DiCienzo of NFNY Hotel Management has talked with the city about the plans, and city lawmakers next week are expected to consider the sale of 0.57-acre just north of the hotel for the proposed project, said Thomas J. DeSantis, the city’s acting director of economic development and senior planner.

“He wants to expand his hotel,” DeSantis said of DiCienzo. DeSantis said the city has had an internal appraisal done on the virtually landlocked parcel, but did not disclose the proposed sale price.

The Sheraton at the Falls hotel is built to the edge of its property line, and the city-owned parcel being sought is currently used as short-term parking spaces for the hotel and is accessed by a driveway off Third Street. The parcel sits just south of the municipal parking lot at Third and Niagara streets.

Under the proposal, the city would retain ownership of the service roadway that runs between the hotel and Smokin Joe’s Native Center, as well as the roadway that connects the service roadway to First Street.

No further details of the proposed waterpark were available Tuesday and no plans have been submitted to City Hall for approval. DiCienzo could not be reached to comment on Tuesday. The proposal for the city to sell the parcel got the endorsement of the city Planning Board last week, though no details of the project were presented at the time.

DeSantis said the land had very few, if any, other potential uses, and was “fairly useless” to anyone but the hotel owner because of its location.

NFNY Hotel Management also owns the Days Inn at the Falls. The DiCienzo family also is a prominent developer in Niagara Falls, Ont.
