TM Montante Development’s new Planing Mill project in downtown is now fully occupied, after a Buffalo technology company took up the last remaining first-floor office space.
Employii, which offers software solutions for human resources and payroll, leased 4,100 square feet of Class A office space, while the last of the 22 loft-style apartments on the three-story building’s upper floors have also been rented and occupied, just six months after the project was completed. The rest of the 10,000 square feet of total commercial space is taken up by C&S Engineering.
The developer bought the former E.M. Hager & Sons Planing Mill building, formerly home to Spaghetti Warehouse, in 2012, with plans for a mixed-use adaptive reuse project that would capitalize on its location along the Michigan Avenue African American Heritage Corridor, and its proximity to both downtown Buffalo and the nearby Medical Campus. The $8.1 million project involved both exterior restoration and interior reconstruction of the historic 43,500-square-foot building.
“The Planing Mill was in a state of disrepair, but we had a vision for how it could have new life in a rejuvenated downtown,” said TM Montante President Christian Campos. “It took some serious work, but we’ve seen that vision fulfilled.”
