Ellicott Development Co. wants to put up a new apartment building on Ayer Road in Amherst, to add to its residential holdings.
The Buffalo-based developer has applied to the town Planning Board to rezone 2.86 acres at 85 Ayer, just north of Sheridan Drive, from residential to multi-family. The property, located near other apartment buildings, is owned by Ann Marie Trusso, but Ellicott has it under contract, according to documents filed with the town.
The site includes a historic four-bedroom brick-and-frame house, dating to 1850, along Ayer. The Greek Revival-style, 6,250-square-foot home would be kept.
Plans call for a total of 26 upscale apartments on the rest of the property, with three two-story buildings of eight units each, plus a single-story building with two apartments and attached garages. All units are 1,200-square-foot, two-bedroom apartments. The $2.9 million project would also include two separate seven-car garage buildings, for a total of 16 covered spaces, and another 40 surface spaces.
The project has run into some resistance from neighbors and hesitancy from town officials, which may lead to changes in plans, Ellicott CEO William Paladino said late Friday. But if all approvals are granted, construction could start in the fall and finish in spring 2016, according to the documents.
