The Village Planning Board is expected to make a final determination on a multimillion-dollar subdivision, the Gardens of Oxbow, at a special meeting at 5:30 p.m. Wednesday in Village Hall, 145 N. Fourth St.

The $5 million housing project, planned for six acres of land at Oxbow and Mohawk streets, would have 24 homes close together in a cluster development design, linked by a common driveway with large decorative front porches.

The development also would have a homeowners association for plowing and yard maintainence with an average cost of $200,000 per home.

The Planning Board gave preliminary approval to the plan last month and the Village Board gave the project another green light this past week, changing a local law to allow cluster development on five or more acres of land.

The Village Board is expected to act on final approval of the subdivision at 6:30 p.m., following the Planning Board meeting.

The special Village Board meeting also is expected to include a vote on the final 2006 Village of Lewiston annual budget and set a tax rate for 2006.
