A prominent Williamsville couple that wants to rezone 16 acres of land between South Cayuga Road and Ellicott Creek in Amherst so it can be sold to a residential developer has been asked to come up with a concept plan showing how they envision the property being developed.
Marguerite and Warren Miller seek a rezoning from Residential-3, one-family homes, to Multifamily Residential, R-5, for property situated on the east side of South Cayuga, between the Thruway and the Village of Williamsville.
An Amherst Planning Board hearing on the rezoning has been adjourned to Oct. 15.
Warren Miller, a member of a family that settled in Williamsville in 1811, is a former village trustee and acting mayor. He and his wife own three area businesses, including the Williamsville Water Mills, a historic landmark.
They told Amherst planners they envision a so-called "cluster" development of $180,000 to $220,000 "patio" or courtyard-style homes to take advantage of the scenic parcel, but that cluster housing isn't permitted by current R-3 zoning. R-5 zoning allows cluster housing, but it also permits multistory apartments, officials noted.
Town planners told the Millers that a concept plan may help address neighbors' concerns about what type and how many dwellings may be built.
The Millers said they are willing to donate land that would permit an extension of a recreational pathway in the area.
In other business at a five-hour meeting last Thursday night, the Amherst Planning Board:
Approved the site plan for a one-story, 130,000-square-foot building in Crosspoint, a new office and industrial park being developed by Uniland Development Co. on 178 acres off Millersport Highway near North French Road. The new building, the park's second, will have parking for 625 cars.
Deadlocked, 3-3, on a Town Board-initiated action to rezone several parcels on Wehrle Drive -- including one earmarked for a new Western Regional Off Track Betting parlor -- from business to office use.
Approved preliminary plans for the 12-home Sable Woods East subdivision at 440 and 480 Casey Road and the 18-home Fairmount Estates subdivision at 931 Dodge Road and the rear of 915 Dodge.
Recommended approval rezoning 3.3 acres at the southwest corner of Casey and Paradise roads to R-3 for construction of an unspecified number of new homes.
Also recommended approval of rezonings at 8570-8606 Transit Road for offices, the rear of 4587-4591 Chestnut Ridge Road for 20 condominium units in three buildings, and a portion of 672 Wehrle Drive for a McPartlan's Restaurant banquet facility.
Approved the site plan for a 22,147-square-foot office/warehouse expansion at Ivoclar North America Inc., 175 Pineview Drive.
Approved site plans for Frontier Chevrolet's new sales and service building at 2915 Niagara Falls Blvd., where a Shanor Lighting store will be demolished, and construction of a new convenience store, detail shop and oil/lubrication facility at Delta Sonic Car Wash, 1355 Niagara Falls Blvd.
