Building Buffalo is a regular feature highlighting progress on development projects throughout the region.
Project name: 1360 Niagara/The Mentholatum
Address: 1360 Niagara St., Buffalo
Developer: Ciminelli Real Estate Corp.
Cost: $16 million
Government assistance: State and federal historic tax credits
Description: Conversion of former Mentholatum Co. headquarters and Garrett Leather Corp. warehouse into apartments
Completion date: Summer 2017
Lowdown: A riverfront apartment building in the works may be called The Mentholatum.
Ciminelli Real Estate Corp. is seeking to name its newest warehouse conversion project after the Western New York manufacturing company that occupied the building for decades before relocating its headquarters to Orchard Park. The building on Niagara Street in Buffalo more recently was owned by Garrett Leather Corp.
The developer is still negotiating with Mentholatum for approval to use its name, but hopes to have a decision within a few weeks, said company spokeswoman Anne Duggan.
Ciminelli, which acquired the five-story building from Garrett for $2.1 million, is planning to renovate the 80,000-square-foot facility into 50 to 54 apartments, with underground indoor parking for 30 spaces, plus 3,500 square feet of ground-floor retail space. The $16 million project, which has been approved by the Buffalo Planning Board, Buffalo Preservation Board and Buffalo Zoning Board of Appeals, still needs final Common Council approval because of its location near the Niagara River, but officials hope to start construction by July 1 and finish by summer 2017.
