A large-scale development more than a decade in the making is back before Amherst planners.
Ciminelli Real Estate Corp. has tweaked plans for its Muir Woods project, slated for a 326-acre site in the northwest corner of Amherst.
Two–thirds of the property -- bounded by North French Road to the north, Campbell Boulevard to the east, the I-990 to the south and Dodge Road to the west -- would be untouched, while the rest would include a mix of office and research space, apartments and single- family homes.
The changes made by the developer deal specifically with the section just north of the 1-990.
The last time the developer presented the project to the town in June 2014, plans showed 424 student- and market-rate apartments on a 46-acre parcel.
Updated plans filed with the town’s Planning Department now show about 20 of the 46 acres set aside for office use. The rest calls for 108 apartment units, 72 townhouses and 12 single-family lots.
Proposed in 2001 as the area’s largest office park, Muir Woods has taken on different forms over the years and a variety of obstacles, including neighborhood opposition and a site severely limited by wetlands.
Ciminelli is scheduled to present the updated proposal to the Amherst Planning Board, which meets at 6:30 p.m. Thursday in the Amherst Municipal Building, 5583 Main St.
The Planning Board would make a recommendation and the project would then go back to the Town Board for another hearing and a final decision, town planners said.
Other projects on the agenda Thursday include:
-- Plans for a 120 apartment units – four, three-story buildings with 30 units each – on nine acres at 3455 Niagara Falls Boulevard, located on the east side of the boulevard, just north of Tonawanda Creek Road.
-- Plans for a 66-bed memory care facility located on three acres at 8820 Transit Road.
