One of the area’s biggest and most significant “power” retail centers is about to get a little bigger, as the owner of Boulevard Consumer Square seeks to capitalize on its success.
Benderson Development Co. is seeking to bring a new national retailer into the Buffalo Niagara market, as part of a significant expansion proposed to the sprawling “open-air” shopping center on Niagara Falls Boulevard in Amherst.
Benderson Vice President Eric Recoon would not identify the retailer, citing confidentiality agreements until a final deal is signed.
But he said an announcement could be coming soon.
“The contemplated expansions are, in part, to accommodate continued tenant demand at arguably the area’s most powerful power center,” Recoon said.
While the new tenants have not been revealed, plans filed with the Amherst Planning Department show four building additions totaling more than 42,000 square feet of new retail space.
That includes: a 4,403-square-foot expansion on the east side of the existing Old Navy; a 12,373-square-foot expansion behind the existing Pet Smart; a 10,000-square-foot addition to the Bed, Bath and Beyond store; and a 15,945-square-foot expansion to the rear of the existing Hallmark and Babies R Us building.
“The proposed expansions will accommodate new tenants to the shopping center,” a Benderson official wrote in a letter to the town.
Plans also call for the reconfiguration of the parking area located at the rear of Trader Joe’s, Dress Barn, Party City and Lane Bryant to improve the traffic flow and provide safer access from Romney Road.
The site plan needs approval from the Amherst Planning Board, which is scheduled to review the project at its meeting on Thursday.
“We believe the proposed project will be a substantial upgrade to the shopping center,” the Benderson letter said.
Boulevard Consumer Square is situated on 64 acres along the east side of Niagara Falls Boulevard, bounded by Ridge Lea Road to the north, Romney to the south and North Bailey Avenue to the east.
Its 37 tenants include major “big box” retailers Target, Lowe’s, Best Buy and Bed Bath & Beyond. Other stores and restaurants include Christmas Tree Shops, Old Navy, Babies R Us, Barnes & Noble, Trader Joe’s, Ulta, EMS, Panera Bread, Chipotle, Starbucks and Carrabba’s.
The proposed expansion would boost the amount of retail space at the shopping center by 6 percent to 697,961 square feet.
