Plans for hotel on Rainbow Blvd. in Falls are approved by board

NIAGARA FALLS – Plans for a $3.5 million, 76-room Fairfield Inn & Suites on Rainbow Boulevard won approval from the city Planning Board on Wednesday night.

The five-story, 46,000-square-foot hotel will be built on a vacant lot at 643 Rainbow Blvd. by SAI Lodging.

Constructions is expected to begin next month.

The property is next to the Waldorf Niagara Hotel, formerly a Super 8 Motel, at Rainbow and John Daly boulevards.

Ricky A. Patel, managing partner in SAI Lodging, said construction will take six to eight months to complete.

Amenities at the new hotel will include a pool and fitness center, he said.

SAI Lodging bought the land in 2008 and demolished several apartment houses at a cost of about $840,000, project representatives have said.

The developers were previously awarded tax incentives for the project by the Niagara County Industrial Development Agency.

The agency also granted a delay to the start of benefits in June 2012.

The city Planning Board approved similar plans for the project in July 2012, but the approval window lasts only 18 months.

City officials say there were told by Patel that the project was held up by some engineering issues.

Patel is a principal in the group that owns and operates the Days Inn on Niagara Falls Boulevard in Wheatfield.

He previously told county officials that his family owns hotels in Alabama, Louisiana and Texas.
