1) Location: 100 Forest Ave. and various other properties on Forest and on Bradley, Dart and Danforth streets, Buffalo
Buyer: Industrial Realty Group LLC of Downey, Calif., through Buffalo Niagara Business Park LLC
Seller: Contract Pharmaceuticals Limited Niagara
Planned Use: Investment, to subdivide and lease 21.86-acre former consumer products manufacturing plant that was owned by Mississauga, Ont.-based Contract Pharmaceuticals, a third-party manufacturer of consumer products for Bristol-Myers Squibb and other companies. Contract Pharmaceuticals bought the plant from Bristol-Myers in 2005 but shut it down late last year and moved the work back to Canada.
2) Location: 1625 Broadway St., Buffalo
Buyer: 1625 Broadway Street LLC of Brooklyn
Seller: Developers Diversified Realty of Cleveland, through DDR Southeast Broadway Street LLC
Planned Use: Investment. Located at Bailey Avenue, the 2-acre property currently houses a Rite Aid Pharmacy, formerly an Eckerd's Drugs store, with a large parking lot.
3) Location: 193-195 Mead St. and 156 Robert Drive, North Tonawanda
Price: $2.3 million
Buyer: Nick Sinatra/Sinatra & Co. Realty, through Ken-Ton Property Group LLC
Seller: Nunzio Castelli and Frank and Joseph Sclafani, of North Tonawanda
Planned Use: Investment and updates over time. Property is a 53-unit, 54,506-square-foot multifamily apartment complex, with two buildings on two sites constructed between 1972 and 1978. Includes 16 one-bedroom units, 36 two-bedroom units and one four-bedroom unit. Sinatra, a relative newcomer to the commercial real estate market, has been buying up apartment and other properties in North Buffalo, Kenmore and Tonawanda.
4) Location: 5400, 5450, 5451, 5454, and 5466 Creekside Court, Boston
Price: $1.215 million
Buyer: James O. Klinger & Margaret T. Klinger Trust
Seller: Thomas A. Stanley of Orchard Park, through Stanley Holdings LLC
Planned Use: Investment. Property consists of five apartment buildings, on 2.5 acres.
5) Location: 147-185 Orchard Place and 68-74 Eagan, Lackawanna
Price: $1.2 million
Buyer: Muhammad Idress of Batavia
Seller: Thomas S. Ballard/Cloverbank Construction Co. of Blasdell, through B&C Development Company of WNY LLC
Planned Use: Investment. Idress borrowed a $1.02 million mortgage from seller. Orchard Place property is a 28,800-square-foot, 30-unit multifamily apartment complex, on 44,065 square feet of land. Consists of six brick buildings. Eagan properties are both smaller, 4,257-square-foot two-story apartment buildings, constructed in 1945 on 0.15 acres each.
6) Location: 5630 Shimerville Road, Clarence
Buyer: Gregory C. Ribbeck of Clarence, through Erisman Farms LLC
Seller: Dynabrade Inc. of Clarence
Planned Use: Farmland or landscaping. Ribbeck, who owns GCR Landscaping, simultaneously sold easement rights to the Town of Clarence and the Western New York Land Conservancy for $1 million.
7) Location: 5409 Main St., Williamsville
Buyer: Daniel R. Gagliardo and David Sutton, through 5409 Associates LLC
Seller: William H. Panzica of West Falls
Planned Use: Ownership and operation of existing buildings. Gagliardo owns D'Avolio Olive Oils, Vinegars and More, while Sutton owns Sutton Architecture. Both are already in the commercial building, which was formerly home of Butterwood Desserts.
8) Location: 2315 Seneca St., Buffalo
Buyer: Baker Victory Services
Seller: St. John the Evangelist Roman Catholic Church of Buffalo
Planned Use: Property is 13,622-square-foot, vacant former St. John the Evangelist Church, with seating for 400 to 450 people and off-street parking. Located near Cazenovia Park.
9) Location: 8790 Rockwood Road, Boston
Buyer: Victor Liberatore/Liberatore Management Group, through Super Mile LLC
Seller: 100 Acre Woods Ranch LLC, in foreclosure
Planned Use: Operation of full care boarding and horseback riding facility. Facility changed its name from 100 Acre Woods Ranch to Sedona Rose Ranch, and is leasing from Super Mile.
10) Location: 3940 Broadway St., Cheektowaga
Buyer: Joseph Cerino/HAR Adhesive Technologies of Bedford, Ohio, through South Park Business Center Ltd.
Seller: Avi FoodSystems Inc. of Warren, Ohio
Planned Use: Uncertain. Property is one-story, freestanding, 14,000-square-foot industrial manufacturing warehouse and distribution facility. HAR Adhesive, which already has a Buffalo operation at 225 Louisiana St., makes and distributes adhesives such as glue, sealant, chemicals and tape for companies like HB Fuller, 3M and Wacker.
