Nelson Keem and Leo Piotrowski have teamed up as owners to develop Park Square of Orchard Park, a four building, 26-unit luxury apartment complex.
"Orchard Park is one of Western New York's most prestigious communities," said Keem, who owns other apartment complexes in the town; "and Park Square is in the heart of the village on North Buffalo Road, just south of the Four Corners intersection."
Because of its prime village location, shopping, services and restaurants are within walking distance. Major transportation routes are nearby. "A trip to downtown Buffalo is just a 20 minute drive," added Piotrowski.
Heading the development team as builder is Brian J. Piotrowski, the son of one of the partners. The younger Piotrowski is directing the construction of the project.
"Park Square will have a distinctive facade that compliments the classic village architecture," continued Leo Piotrowski.
Tall columns and a round-top window greet visitors at the North Buffalo Road entrance. This building will feature two-bedroom garden apartments. The single-level design in this building incorporates approximately 1,100 square feet of living space.
"Storage and laundry facilities are located on each level," continued Keem.
The other three buildings will be townhouses with the floor plan set on two levels. These 1,455 square foot units include two bedrooms with walk-in closets, two full baths, a family room with fireplace and volume ceilings.
Detached garages with parking for each unit will also be constructed.
"There is such a demand for this type of rental housing in the area that before construction began, we had 50 percent commitment," said Keem. "We are at 60 percent today." Early spring occupancy is anticipated.
