Iona Associates Inc. has recently completed a new 1,900 square foot model in the South Point community, Lancaster. Located off Aurora, north of Clinton Street, this community presents a country-like atmosphere for suburban living.

"After 30 years of custom home building, Iona Associates has a wide variety of house plans," explained Gene Ciminelli, president. "I have an architect on staff who will also create a personalized home design. We take the time to sit with the customer and review his and her individualized housing needs."

The model at 14 South Point demonstrates Ciminelli's designs for the '90s with an accent on efficient use of space in an open floor plan, the emphasis on quality trim carpentry and high-demand people comforts.

For example, the U-shaped kitchen layout is a "command center" for meal preparation and clean up. A interior wall adds more cabinets and built-in appliances. Recessed soffit lighting and ceramic back-splash are two popular items for the family chef.

The adjoining eating area shows sliding glass doors -- providing natural light and easy access to the backyard. A spindle and rail separates the eating area from the family room.

The family room, or family center, logically becomes the extension of the kitchen and becomes the focal point for daily life.

The cathedral ceiling of the family room features skylights for additional light; a ceiling fan circulates air in all seasons. The wood-burning fireplace includes a brick facade with wood mantel.

Custom-made bookshelves with base cabinets, which flank the hearth, are the perfect place for electronic equipment, collectables or the family library.

The formal rooms complete the first level -- the living room is expanded by a walk-in bay window while the dining room is accented by chair rail and crown mouldings. Wallpaper completes the decor.

Upstairs the master bedroom includes a walk-in bay window, a wide walk-in closet, cathedral ceiling and separate master bedroom.

"Iona has home sites in the Deercross subdivision, also in Lancaster; in Cheektowaga and in Clarence," added Chris Campanella of Century 21 Pytlak, the marketing agent for the builder.

"This model sells for $149,900, but Iona Associates has homes priced from the $70s," she continued.
