HAMBURG'S NEWEST RESIDENTIAL COMMUNITY FEATURES MODEL HOME

Pinehurst Heights will offer 40 home sites in its first phase of development, explained Joseph Almeida of Century 21-Almeida Real Estate. Located just 20 minutes from downtown Buffalo on Route 5 in Hamburg, Pinehurst Heights showcases home sites with 80 to 100-foot frontage and varying depth.

"A model home at 5889 Shoreham will be open Saturday and Sunday for those prospective buyers who need more information," he said. Built by Suburban Homes, this two-story contemporary design incorporates three bedrooms on the second level and the master bedroom on the first level.

The living room and dining room combination introduce the open design of this home as a cathedral ceiling spans both living areas.

The open staircase and loft overlook the two rooms. A wood-burning fireplace is accented by mirrors and side casement windows; they enhance the bright open plan.

"The dining room extends into an angled sunroom which collects natural light and passive solar energy during the day," added builder Glenn Henessy, who with his brother David, direct Suburban Homes.

Daylight continues to shine on the interior of this model as a skylight is well-positioned in the eat-in kitchen. The L-shaped work area features a pass-through window into the dining room for easy meal serving and clean up.

Placed in the front of the house, the kitchen's dinette is spacious enough for casual family meals. It is located to the right of the entry foyer. Brass-and-glass open rail accentuate the contemporary styling of this home.

Secluded behind the garage -- in its own wing -- the first-floor master bedroom includes his and her closets and a private entrance to the main bath. A 24-foot backyard deck -- accessible from both rooms -- connects the master bedroom with the living room.

The second level shows three bedrooms for the children; they are serviced by another full bath.

The exterior is maintenance-free. "One-by-six inch grooved cedar in vertical and diagonal patterns has a natural finish," continued David Henessy. "The extension of the two-car garage in this plan creates a recessed, covered front porch."

This home sells for $131,900, added Almeida.

"Phase two of Pinehurst Heights will start in the fall; many of the lots are wooded," he said. Developed by J.B. Land Development, the total site has approximately 300 acres.
